Aikin Access Statement
Introduction
Our cottage is a barn conversion situated in a secluded position in open countryside in upper Newlands Valley, near Braithwaite, which is near Keswick – nearest house/farm ¼ mile either side. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.
Pre-Arrival

- The nearest bus stop is approximately 4 miles away in Braithwaite or Buttermere.
- The nearest train station is Penrith 20 miles away. There are accessible taxis at the station.
Arrival & Car Parking Facilities
- The house is reached by a short, rather steep tarmac drive requiring care.
- There is a car parking area/ drive with enough room for 5 cars.
- The car parking area is a level gravelled area which is flat and even.
- The entrance to the cottage at the front has a slate-flagged ramp up to the front door with, at the door end, an alternative ascent of 2 small steps 23 cm high, 28 cm deep, 91 cm wide.
- There is a second front entrance, width 123cm, at the other end of the house with a level access directly from the parking area. This leads straight into the wood-floored living room with no steps/hazards, and is the preferred access for the disabled/elderly, including those in wheel-chairs.
This door can only be opened from the inside.
- Parking is directly outside the cottage.
- The outside light beside the entrance door is switched on from the inside of the house inside the door.
- The key for the door is in the coded safety box – details of location and code will be sent to you by Sallys Cottages prior to your holiday.
General Information
- The main front door is 81cm wide and the key hole lock 92cm high.
- Inside the entrance there is a lobby area with hanging space for coats, and a rack for boots and shoes. Also the downstairs toilet.
- The lobby opens into both the kitchen and the lounge. A large serving hatch connects the kitchen with the dining area at one end of the open-plan capacious living-room. Stairs with handrail lead from the living room to the first floor bedrooms 3 double, plus 1 with 3 single beds, bathroom, toilet and small shower room. The stairs are 15 cm high, 85 cm wide and 32 cm deep.
- Heating is night storage heaters throughout, except for the bedrooms which have plug-in convector heaters. There is a large open fire in the living room. Fuel for the fire is supplied in the wood store in the garden on the side of the property.
Living Room and Dining Room
- Door width 82cm. Width of door to outside 123 cm.
- The dining room is open plan with the living room.
- An oval table in the dining room measuring 59 cm floor to lowest point of table, 1.93 metres long, 1.26 metres wide and 71cm high.
- The table can be extended, by adding an extra leaf, to 2.73 metres long. Dining chairs are movable with padded seats and no arms
- There is a free space of 11 metres clear of doors and furniture.
- Flooring is wooden with rugs.
- Furniture is movable
- One leather-covered triple sofa and two fabric-covered armchairs, two fabric-covered chaise-longues and three wicker armchairs with cushion bases.
- SKY Tv . Teletext available on Tv with remote control. DVD player. Radio available via “Sky” on Tv.
- Large open fireplace with fire guard.
- Organ at far end of living room. Also piano and harpsichord.
- Walk-in cupboard where garden furniture is stored.
Kitchen
- The kitchen has no steps to it.
- The worktop height is standard approximately 91cm.
- Double oven (main oven with fan), ceramic hob above at standard height.
- Stainless steel double sink is standard height with cupboards underneath.
- Lighting is central on ceiling, with under-unit lighting.
- 2.42 x 1.81metres free space between all furniture and worktops.
- Good contrast between floor, cupboards and other surfaces.
- Large fridge-freezer available.
- Microwave available.
- Flooring is tiled.
- Smoke alarm fitted.
- Walk-in larder with ventilation. Generous shelving and storage.
- Standard size front-loading washing machine with integral condenser-type tumble drier.
- Broom cupboard.
Landing
- Smoke alarm fitted.
Bedroom (example)
- Door width 74 cm.
- Double bed provided 4' 6"
- Bed height 65 cm floor to top of mattress.
- Non feather duvets and pillows provided.
- Largest transfer space available left or right of bed is 1.90metres.
- Bed is movable if more space is required at either side.
- Chest of drawers is 100 cm high. Bedside tables are 80 cm high.
- Largest free space clear of doors and furniture is 130 cm by 225 cm
- Wardrobes in all 4 bedrooms.
Bathroom
- Door width 67 cm.
- Bath with flexible shower over. Non slip mat provided in bath.
- Bath height is 58 cm.
- Free space in bathroom free of doors and furniture is 1.97 metres by 0.68 metres.
- Flooring is tiled with a bath mat.
- Good colour contrast between floor walls and furniture.
- Space under the wash basin is free (no pipes or vanity unit).
- Toilet seat height 44 cm
- Space to right of toilet is 10 cm , space to left of toilet 15 cm.
- Separate small shower room next to bathroom.
- Tiled room – shower area with curtain 55cm x 59cm. Door 59cm. 2 steps up to shower area 17cm + 20cm deep.
Grounds and Gardens
- Large gravelled terrace with grassy edge extending entire length of house with uninterrupted panoramic view of valley and mountains.
- Small slate-flagged low-walled area by one front door entrance.
- Potential for garden furniture (tables + 9 chairs) and barbecue to be arranged flexibly on terrace.
- ½ acre garden all around house, much of it sloping but terrace is level

- Information folder is produced in size 14 font.
- No mobile phone reception.( Nearest mobile reception approx 1 mile in direction of Braithwaite). Payphone in house and WIFI
- The cottage is no smoking throughout.
- Dogs not allowed
